We are looking for an enthusiastic and motivated lawyer to join our real estate team, to work alongside the head of the team, Katie Corrigan, in delivering the day-to-day work of the team and to help build the team and shape its direction.

Job Description

As a relatively new team (established in June 2018) within a boutique firm, this is a unique opportunity to influence the team’s work and client base.

The existing client base of the firm is predominantly UK/Scottish-based medium-sized enterprises, operating in the technology, manufacturing, distribution and professional services sectors and with a strong focus on hotel/leisure and food & drink businesses.

The real estate team mainly deals with leasing (plus lease management), and buying/selling property for clients, to serve their operational needs. Geographically, we cover Scotland and England/Wales. Different to other real estate teams, there are no institutional investor clients, nor do we act for UK clearing banks in doing secured lending/property finance.

  • Flexible and home working were part of the Vialex way of working before the pandemic, even more so now. However, we also believe that the office has an important function in building relationships between colleagues and helping to efficiently deliver client work.
  • Our core working hours are 9am to 6pm Monday to Thursday and to 5pm on a Friday but for us the focus is on productivity and supporting colleagues to deliver the client work in a timely manner, and a way which works for them.
  • The role can be done either on a full or part-time basis and we would be happy to discuss what suits the applicant.

Salary: We offer competitive salaries and would discuss your expectations.

We cover all aspects of commercial real estate and act for a wide range of clients supporting them with their property needs. Our client focus is primarily business occupiers and equity investors, but our expertise extends to acting for investor landlords and on(?) lease management work, giving us an in-depth understanding  of leasing from both sides of the landlord/tenant relationship.

We provide day to day support to colleagues in our Legal Counsel and Corporate teams on commercial real estate matters, from lease queries to property diligence on share purchase transactions This integration between our transaction service, corporate, and Legal Counsel Service teams, gives us greater insight into the wider commercial context of real estate for our clients in their day-to-day business operations and business/M&A transactions.

We also work closely with other law firms providing real estate services support , either as a standalone transaction or as part of a larger cross-border or portfolio deal.

Specific areas of advice

  • Buying and selling: Whether buying property as an investment, for development or for operational use we have extensive experience of doing so, including purchases/sales of trading business, such as hotels and bars as assets deals. Where such deals involve the transfer of employees, we have colleagues on-hand in the Navigator team to assist with TUPE and pension aspects of the deal. We can also assist clients with executing sale and leaseback transactions to release capital for business expansion or operational purposes.
  • Leasing: Our leasing expertise covers both sides of the transaction which gives us insight into the key concerns for both landlords and tenants in negotiating the lease terms.
  • Site acquisition for property development: Building on our experience in property purchase we work with clients on development acquisitions and look to advise swiftly on any material concerns which could adversely affect the commercial viability of a project.
  • Property aspects of corporate acquisitions. disposals, and equity funding: We work closely with our colleagues on share purchase/sale transactions providing support on the property diligence and warranty aspects.
  • Acquisition finance: Property funding can take many forms, from the building of a multi-plot residential development to the construction of a hotel. Our debt funding team can help clients to negotiate the most favourable funding package and our real estate team works alongside in dealing with the property due diligence and property-specific security.
